In Real Estate what is reverse prospecting and how do you do it?

 

In real estate, reverse prospecting is basically using your MLS to find buyers who are already searching for a property like the one you have listed.

Instead of:


“I have a buyer. Let me search the MLS for homes.”


You do the reverse:


“I have a listing. Let me search the MLS for agents who have buyers looking for this type of home.”


This can be a very useful strategy for your listings.


How reverse prospecting works

For example, let's say you have a 3-bedroom, 2-bath home in North Highlands listed at $475,000.

You can use your MLS's buyer-search information to identify agents whose clients have saved/searched for homes with criteria such as:

3+ bedrooms

2+ bathrooms

$400K–$500K price range

North Highlands/Sacramento area

Pool, garage, etc.

You then reach out to those buyer's agents, rather than randomly marketing to hundreds of agents.


Typical MLS process

The exact buttons depend on which MLS you're using, but the workflow is generally:


1. Open your listing in the MLS

Find the property you want to reverse prospect.


2. Look for "Reverse Prospecting"

Depending on the MLS system, it may be called something like:

Reverse Prospecting

Buyer Matches

Potential Buyers

Prospecting

Buyer Search Matches

Match Buyers


3. Review the matching buyer searches

The MLS compares your listing's characteristics against buyer searches that agents have entered/saved.


You may see information such as:

Buyer                         Search Listing

$425K–$500K     $475K

3+ bedrooms             3 bedrooms

2+ baths                     2 baths

North Highlands     North Highlands

Single-family             Single-family




4. Identify the buyer's agent

The MLS may show the agent associated with the matching search.


5. Contact the agent

Your message should be short and focused on why your listing matches their buyer, rather than sending a generic listing blast.


For example:

Reverse Prospecting Message

Hi [Agent Name], I noticed you have a buyer searching for a 3-bed/2-bath home in the North Highlands area around the $475K range. I have a listing that may be a strong match.


If your buyer is still looking, I'd be happy to send you the details or set up a showing.


The important part

Reverse prospecting isn't really about finding the buyer's name.

It's about finding the agent whose saved buyer criteria matches your listing.


You generally don't want to ask:


"Who is your buyer?"


Instead:


"I noticed your buyer search appears to match my listing. Would you like more information?"


That keeps the conversation professional and protects the buyer's privacy.
